The tower will become a distinctive feature of the Noord skyline and give the area an identity of its own. The homes will have an average usable floor area of approximately 64 m\u00b2, excluding their generous private outdoor spaces.<\/p>\n<\/div>\n\n<div class=\"core-content paragraph-content\">\n<p class=\"wp-block-paragraph\">In mid-2019, Doniger acquired the car park at Hilversumstraat 316 in Amsterdam Noord. Part of the car park is used by the Salvation Army, the tenant of the adjoining mixed-use De Noordkaap building. The site provides space for the Zuidkaap residential development. Over recent years, the design has been developed further in collaboration with the City of Amsterdam and a team of specialist advisers, including MVSA Architects. This resulted in an agreement with the City of Amsterdam in October 2026 for the development of approximately 230 homes.<\/p>\n<\/div>\n\n<div class=\"core-content paragraph-content\">\n<p class=\"wp-block-paragraph\">Half of the homes will be in the mid-market rental segment, complemented by generous space for shared amenities at ground level. All homes will have spacious private outdoor areas.<\/p>\n<\/div>\n\n<div class=\"core-content paragraph-content\">\n<p class=\"wp-block-paragraph\">Doniger sees helping young people entering the housing market find affordable homes as a major social responsibility. Zuidkaap can make a substantial contribution. With this in mind, Doniger intends to give young adults and people seeking their first home from Amsterdam Noord priority access to at least 25% of the homes. An extensive consultation process took place with the neighbourhood during the design phase, and valuable feedback from local residents has been incorporated into the final design.
