In Santa Ponsa, on Mallorca\u2019s south-west coast, Doniger is creating an exclusive villa of the highest quality, with sea views and close to the beach, the protected marine area around the Malgrats Islands and Santa Ponsa\u2019s golf courses.<\/p>\n<\/div>\n\n<div class=\"core-content paragraph-content\">\n<p class=\"wp-block-paragraph\">The villa is designed by architect Manel Avila, whose approach centres on light, proportion and long sightlines connecting indoors and outdoors. It offers approximately 700 m\u00b2 of living space on a 1,345 m\u00b2 plot, arranged over three floors with five bedrooms, four of them en suite. The layout includes a spacious kitchen and dining area with an adjoining terrace, a wellness area with a gym and sauna, a climate-controlled wine room, a lift serving all floors and an integrated garage.<\/p>\n<\/div>\n\n<div class=\"core-content paragraph-content\">\n<p class=\"wp-block-paragraph\">Outside, there is a 75 m\u00b2 heated swimming pool, a roof terrace with lounge and dining areas, and landscaped gardens with mature planting. High-quality, sustainable materials, some sourced locally, from Zarci marble and oak to dry-stone fa\u00e7ades, root the villa in the Mallorcan landscape.<\/p>\n<\/div>\n\n<div class=\"core-content paragraph-content\">\n<p class=\"wp-block-paragraph\">Sustainability and innovation are integral to the design. The villa exceeds current energy standards through renewable energy systems, high-performance insulation, KNX home automation and FSC-certified or locally sourced materials.
