Plans for 450 starter residences in Amsterdam Noord

Approximately 450 studios and apartments in social and mid-priced rental housing. Many shared spaces and space for a social neighbourhood initiative. That is the project ‘De Zuidkaap’ that Doniger Urban Developments wants to realise on the Hilversumstraat in Amsterdam-Noord. What makes the project extra special is that residents of the Amsterdam-Noord district are given priority. On 17 July, the municipality of Amsterdam signed the letter of agreement to further process this plan. In the coming period, Doniger will further investigate the possibilities for De Zuidkaap and neighbours and interested parties will be involved in a participation process.

Project De Zuidkaap is taking shape

De Zuidkaap is planned for the partly unused parking lot next to the De Noordkaap building at Hilversumstraat 316, which is also owned by Doniger and is rented by the Salvation Army. De Zuidkaap has space for approximately 450 studios and apartments, of which 240 in social rental housing and 212 in mid-priced rental housing. A shared lounge, roof garden, coffee corner and launderette stimulate encounters. On the ground floor there is room for a cozy café and a social neighborhood initiative, the content of which Doniger wants to think up together with the neighborhood.

Chance of housing in a district

With De Zuidkaap, Doniger hopes to offer young adults and starters from the immediate vicinity and the rest of Amsterdam Noord the chance of a nice home in their own district. That is why the developer wants to allocate at least 25 percent of the homes to this target group. Astrid van den Berg, director of development at Doniger: “We see a major social challenge to help starters in particular with affordable housing. De Zuidkaap can make a significant contribution to that.” People with a crucial profession (care, education, police, GVB) may also be given priority. Doniger wants to discuss this idea during the participation process.

Involving the neighborhood

MVSA architects designed the main lines of the building. This will be further elaborated in the coming months, during which input from a participation process with the neighborhood will also be processed. For example, the question is which (neighborhood) facilities are needed. The first meetings will take place after the summer holidays.
