First pile for new construction Paasheuvelweg 17 driven
12 May 2021

On Tuesday 11 May, the first pile was driven for the new construction to be realised at Paasheuvelweg 17. A residential complex with 233 furnished and upholstered homes, catering, commercial facilities and communal facilities such as washing machines, roof terrace, parking and catering will be built on this site. Doniger Urban Developments and B-Right Urban Living developed the complex, in collaboration with the municipality of Amsterdam. Dura Vermeer is carrying out the construction of the complex. The first tenants will move in at the end of 2022.

At the entrance of Amstel III

The building will be located in a prominent location: in the heart of the Amstel III city district. The existing, outdated office building of B-Right Urban Living, formerly Camelot, will be transformed and equipped with an above-deck parking facility. This section will be connected to the new residential tower of eighteen floors.

Astrid van den Berg, Doniger Urban Developments: “With the transformation of a vacant office building and an adjacent new residential tower, we are realizing a complex with 233 homes. Doniger is thus responding to the enormous demand for affordable homes. In addition, the presence of facilities in the plinth will ensure an attractive living environment.”

Jos Kellenaers, B-Right Urban Living: “Amstel III is transforming into a place where living with many shared facilities, working and recreation are central. Due to its location, this project functions as an eye-catcher at the entrance to the area, and it contributes positively to its attractiveness and liveability.”

The 233 homes in the building are largely intended for rental in the social sector. In addition, sixteen apartments are somewhat larger and these will be in the mid-priced rental segment. Furthermore, 22 unfurnished apartments will be available for status holders in the first five years. On the ground floor there will be an indoor bicycle shed, space for a catering establishment and a commercial facility. These spaces are still available for interested parties.

Collaboration with the municipality of Amsterdam

This development is part of the transformation of the former office area Amstel III – an area of more than 200 football fields – into a vibrant residential city, with 5,000 new residents by 2024. The municipality of Amsterdam is developing the area in co-creation with the stakeholders in the area. New residential and office buildings with facilities such as schools, health centres, catering and retail are being built on the site of the old offices. Together, this will form a vibrant urban district.

Paasheuvelweg 17 is located in the southern part of Amstel III, the Paasheuvelweg area. Here, a residential city will be created with urban edges and village-like inner areas, complete with new public squares and neighbourhood parks, which are connected by new green walking and cycling routes. The district is close to Holendrecht station with a train, metro and bus station and the sports park, which is located along the railway. In order to implement this renewal as optimally as possible, the Stationsplein and the entrance area of the AMC will also be given a new look.

Dirk de Jager, member of the executive board of the Amsterdam Zuidoost district about the new developments:

“Zuidoost is a district that has traditionally had a major renewal task. This also applies to the coming period. By 2040, 30,000 homes will be added. An enormous ambition for which we are already seeing a considerable construction production. With this, we are continuing to work on a vibrant residential city in Amstel III, a new district that is part of Zuidoost and gives it a different value. It is great that Doniger and B-Right are also responding to the housing needs in Zuidoost. With ample attention for social and mid-priced rental homes. This will certainly also be built for Zuidoosters. So that they can continue to live, work and live close to family, friends and acquaintances.”
