Zuidkaap
Doniger acquired the car park at 316 Hilversumstraat in Amsterdam North in mid-2019. The car park is partly used by employees of the Salvation Army, tenant of the adjacent De Noordkaap office building.
The plot provides space for the residential development of the Zuidkaap. Since 2021, the design of the Zuidkaap has been further developed in cooperation with the Amsterdam municipality and a team of expert consultants, including MVSA Architects. As a result, in July 2024, the anterior agreement was signed with the municipality of Amsterdam for the development of around 450 residences.
The residences will be designed in accordance with the programmatic principles of the municipality of Amsterdam. All residences will be rented within the regulated and affordable rental segment: 240 social rental residences and 212 medium-priced rental residences combined with plenty of space for communal facilities in the plinth and a shared roof terrace on the first floor.
Doniger sees a major social task to help starters in particular get affordable residents. The Zuidkaap can make a substantial contribution to this. Partly for this reason, Doniger wants to allocate at least 25% of the residents with priority to young adults and starters from Amsterdam North.
The design will be further elaborated from September 2024, including input from a participation process with the neighbourhood.
Construction is scheduled to start in Q3 2025.
