Several residential developments are planned for this part of Zuidoost, alongside Doniger’s completed projects on Flierbosdreef (De Flier) and Hoogoorddreef (The Frame Building). Together, they are transforming the area into a lively place to live, shop and work.
Bijlmerdreef 101 is located directly opposite ING’s international headquarters, CEDAR, and next to De Amsterdamse Poort shopping centre. Doniger is working with CBRE IM, ING and the City of Amsterdam on the development of “Cluster 2” on Bijlmerdreef. The parties have appointed architecture practice Rijnboutt to design the area and integrate the development into its urban surroundings.
Doniger is developing its design in close collaboration with the City of Amsterdam and MVSA Architects. The existing office building, dating from 1985, will be dismantled using circular methods to make way for a new residential tower with approximately 230 homes, more than 70% of which will be in the affordable segment. The homes will have an average usable floor area of approximately 60 m², excluding their generous private outdoor spaces. The homes are being designed in line with the City of Amsterdam’s requirements for the development programme and its policies for new construction, and will meet the highest sustainability standards.
Construction is expected to start in 2028. Until demolition begins, the existing office building is being used to accommodate refugees, including those from Ukraine.
