With Casa Maravilla, Doniger is extending its development vision beyond the Netherlands through its subsidiary, Doniger Developments Balearics. In Santa Ponsa, on Mallorca’s south-west coast, Doniger is creating an exclusive villa of the highest quality, with sea views and close to the beach, the protected marine area around the Malgrats Islands and Santa Ponsa’s golf courses.
The villa is designed by architect Manel Avila, whose approach centres on light, proportion and long sightlines connecting indoors and outdoors. It offers approximately 700 m² of living space on a 1,345 m² plot, arranged over three floors with five bedrooms, four of them en suite. The layout includes a spacious kitchen and dining area with an adjoining terrace, a wellness area with a gym and sauna, a climate-controlled wine room, a lift serving all floors and an integrated garage.
Outside, there is a 75 m² heated swimming pool, a roof terrace with lounge and dining areas, and landscaped gardens with mature planting. High-quality, sustainable materials, some sourced locally, from Zarci marble and oak to dry-stone façades, root the villa in the Mallorcan landscape.
Sustainability and innovation are integral to the design. The villa exceeds current energy standards through renewable energy systems, high-performance insulation, KNX home automation and FSC-certified or locally sourced materials. Doniger is actively seeking new sites on Mallorca for similar developments aimed at the luxury second-home market.
